Florida has one of the largest numbers of foreign nationals looking to invest in real estate in the United States. That’s according to the National Association of Realtors Florida. Most non-U.S. borrowers can get financing from lenders, banks and other financing organizations.

That’s why, ome documentation will be required for Foreign National Loans.

Here’s what you need:

  • Copy of Passport/Visa
  • Letter from Employer that verifies your salary
  • Letter from accountant/CPA that verifies your income
  • Bank reference letter (if you’re self-employed)
  • Bank Statement from a U.S. Financial Institution showing funds available for the down payment and closing costs.

CASE STUDY:

 

Especially Relevant is a recent case study. We were able to help a foreign investor to buy a condo in Orlando. It turns out, a bank mortgage officer was unable to provide financing for a condo. The borrower was holding a passport from Venezuela. And, the property he wanted to buy was considered a non-warrantable condo. As a result, the lender did not want to have this type of collateral in his portfolio.

After reviewing the loan package that was denied, we were able to offer the borrower a mortgage. As a result, the loan closed in 10 days. In conclusion, the borrower was able to honor his purchase agreement, keep his deposit, and close on the property.
