If you’re entering the U.S. real estate market from another country, buying a home can seem even more daunting than it does to local Americans. Navigating a foreign national mortgage process can seem even more daunting. No worries, as a licensed mortgage broker we will help you to navigate through a mortgage process.

Here is a sampling of some of the loan programs we have access to for foreign national borrowers.

Option A: You can fully document your income

  • Up to 75% loan-to-value for second homes and investment properties
  • Can close in LLCs and corporations
  • No U.S. credit required, No SSN or ITIN required
  • Minimum loan amount: $150,000
  • 3/1 ARM, 5/1 ARM, 7/1 ARM or 30-year fixed; interest-only may be an option
  • 6 months reserves required
  • Prepayment penalty may be bought down
  • Interest rates start in the 4’s
  • Origination fees of 2% to 3%

Option B: You can partially document your income

  • Up to 75% loan-to-value for second homes and investment properties
  • Can close in LLCs and corporations
  • No U.S. credit required, No SSN or ITIN required
  • Minimum loan amount: $150,000
  • 3/1 ARM, 5/1 ARM, 7/1 ARM or 30-year fixed; interest-only may be an option
  • 6 months reserves required
  • Prepayment penalty may be bought down
  • Interest rates start in the 5’s
  • Origination fees of 2% to 3%

Option C: You cannot document your income

  • Up to 70% loan-to-value for second homes and investment properties
  • Can close in LLCs and corporations
  • No income verified or stated
  • No U.S. credit required, No SSN or ITIN required
  • Down payment from foreign banks acceptable
  • 3/1 ARM, 5/1 ARM, 7/1 ARM or 30-year fixed; interest-only may be an option
  • Prepayment penalty may be bought down
  • Interest rates start in the 8’s
  • Origination fees of 3% to 4%
